Q: What is Online Seller Advantage(sm)?

A: Online Seller Advantage(sm) (OSA) is an exclusive Prudential Nichols Real Estate service. Online Seller Advantage(sm) provides powerful online tools in conjunction with exposure via Yahoo! Real Estate, Trulia®, Zillow®, Propsmart.com, HGTV's FrontDoor.com, CyberHomes.com, PrudentialProperties.com, as well as listing syndication across the internet. 

 

Q: What are the benefits?

 A: In 2006, more than 86% of prospective buyers used the Web to search for a home.  The Online Seller Advantage(sm) utilizes our industry-leading online presence including the breadth and depth of our Web site, our extensive tracking of today’s buyers, and our real time MLS data integration to provide tools to:

1. Online Seller Advantage(sm) allows realtors to present a custom report to all listing prospects that demonstrates Prudential Real Estate’s leading position on the Web. The Online Seller Advantage(sm) Report will include quantifiable pertinent buyer-interest statistics for the listing prospect’s specific property including:

 How many registered buyers have requested to be notified the minute a listing like the seller’s enters the MLS

 How many registered buyers are monitoring the other listings in the seller’s general area

 How many times yesterday, last week, and last month the seller’s property would have been presented on search results to prospective buyers

2. Service Featured Properties – All listings with Online Seller Advantage(sm) are Featured Properties. All Featured Property clients will receive daily reports from their realtor showing detailed information about how often their property:

 Showed up on search results 

 Was viewed in detail format 

 Was saved in a prospective buyer’s portfolio

Additionally, the report will contain area and neighborhood activity information over the last 24 hours, including notification of:

 New listings

New photos

Price changes

Status changes (i.e. sold or off the market) of competitive properties in the seller’s area

3. Marketing Featured Properties – Featured Properties can be marketed to prospective buyers in the following ways:

 Featured Properties qualify to have a special sign rider attached to their Featured Property’s yard sign that is designed to streamline the process a “drive by” prospective buyer goes through to view details about the property. The sign rider will encourage the prospective buyer to go to PrudentialProperties.com and enter a special “Web ID” in the Search Box. The search results for this action is the detail listing information of the Featured Property. Also, viewers who have accessed the listing via this path will be referred to the listing sales professional in the event they want to see the property.

 Featured Properties will be showcased as Prudential Real Estate’s Featured Properties on Yahoo! Real Estate Internet Data Exchange (IDX) searches, Trulia®, Zillow, HGTV's FrontDoor.com®, Propsmart.com®, and many more online real estate powerhouses.

 Featured Properties will be syndicated across the internet and appear in online classified listings.

Q: Why OSA?

Q: What is the Listing Activity email?

A: The Listing Activity email is an informative update that comes from your realtor to you, the seller. It tells the seller how many times the featured property showed up in search results, and how many times prospective buyers looked at the property details, or added the property to their portfolio. The email frequency can be either set to daily or weekly.

There are five sections to the email the seller receives. The email contains the following:

 The activity summary section tells sellers what activity occurred on Prudential’s website and on Yahoo! Real Estate with regard to the seller’s property

 The market activity sections are notifications of MLS changes to properties near the Featured Property

There are 4 kinds of market activity:

1. New Listings - Listings that have come on the market near the seller's property
2. New Photograph Notice - Listings near the seller's property that have new or updated photos
3. Status Change Notice - A listing near the seller's property had a status change
4. Price Change Notice - A listing near the seller's property had a price change
